Causes of Foundation Cracks


Foundation cracks form for various reasons. A defective French drain can cause rainwater and groundwater to accumulate and exert pressure on the concrete. Similarly, clay soil or soil filled with pyrite can shift and cause cracks in the foundation walls.

Poor quality concrete or improperly mixed concrete during foundation construction can also be less strong. Additionally, freeze-thaw cycles affect foundations that are not reinforced by piles resting on bedrock.

Types of Foundation Cracks

Passive foundation cracks, which do not enlarge after a year or two, are usually small. Active cracks, which grow year after year, weaken and undermine the foundation concrete.

If cracks are sealed quickly, your concrete will be watertight again. Cracks in the foundations of houses and cottages are sealed with polyurethane foam that hardens inside the crack, while cracks in the foundations of large residential or commercial buildings are sealed with epoxy gel. Waterproofing membranes can also be applied by our team on the walls (up to the foundation footing) to prevent the appearance of other cracks.

Cross or star-shaped foundation cracks are often due to soil containing pyrite (a mineral that causes the soil to swell and houses to move). It is then recommended to perform a soil test in a laboratory, especially if you have noticed that your floors seem raised in places and your doors do not close properly.
