How to Fix Foundation Cracks Permanently?

To address the problem permanently, we first inspect the foundation walls and determine the type of cracks present. Then, a sealing with polyurethane or epoxy is carried out. Metal plates can also be screwed onto the cracks to reinforce the surrounding concrete.

Next, a liquid membrane is applied to waterproof the concrete, followed by a waterproofing membrane with air cells adhered over the entire surface of the walls, including the underground portion. This membrane promotes water flow while protecting the concrete from water pressure, which weakens the concrete and causes cracks. Additionally, the waterproofing membrane will keep moisture out of your basement and help the concrete withstand freezing.

Our team offers this foundation waterproofing service at an affordable cost. CONSTRUCTION APC offers a transferable 10-year warranty on exterior foundation crack repairs and a 5-year warranty on interior crack repairs.

Polyurethane or Epoxy?

Passive foundation cracks, which do not enlarge after a year or two, are usually small. Active cracks, which grow year after year, weaken and undermine the foundation concrete.

Polyurethane and epoxy are two types of products used to seal foundation cracks. Epoxy is also an adhesive that fills and "welds" the crack to the foundation concrete, restoring its structural integrity. Epoxy is generally used on large buildings with solid foundations that do not move during thawing. Since epoxy is not an extendable product, it is not recommended for house foundations, which move during thawing.

Polyurethane is a foam that expands after being injected into foundation cracks. The product adheres to the concrete and acts in depth, while being flexible (even when dry) and capable of withstanding ground movements. It is the most commonly used product for sealing cracks in residential foundation concrete, even if the inside of the cracks is damp. The product can be used both indoors and outdoors.
